The extensive Beneš Villa complex is located in Sezimovo Ústí at the confluence of the Kozský Stream and the Lužnice River, at a place where, according to tradition, Master Jan Hus once preached. The villa was built in 1930–1931 according to a design by architect Petr Kropáček and its style recalls rural buildings of southern France. In 1937 it was expanded according to a design by architect Otakar Fierlinger.

The individual visitor route begins at the Dr. Edvard Beneš Memorial, where an exhibition with original film material presents the statesmanship and democratic legacy of the second Czechoslovak president as well as the family life of the Beneš couple. From there, the route continues with a walk through the adjacent park to the villa itself. Inside, visitors can enjoy the president's favourite corner in the ground-floor hall, the dining room, study, and bedroom of Hana Benešová. The exterior features the famous rockeries of Mrs. Hana. The complex also includes the tomb of the Beneš couple in the garden. In 2026, the Memorial features a seasonal exhibition "In the Private World of Mrs. Hana" (1 May – 28 October 2026), prepared by the National Museum in cooperation with the Hussite Museum in Tábor.

The villa is open Tuesday to Sunday from 9 to 16 (closed Monday). The last entry time to the exhibitions is 15:00; tickets can be purchased no later than 60 minutes before closing. Tickets and audio guide deposits must be paid in cash at the Memorial's ticket office. Reservations are not required, but groups of more than 15 people must book in advance. In 2026, the management of the villa transfers from the Office of the Government to the Hussite Museum in Tábor.
